Wilson Thomas is a family run business established in 1992 and we have been successfully selling in the Lower Parkstone, Broadstone and Poole areas ever since. You will receive a Professional and personal service to a high standard at all times.  We take great care to listen to our customer needs through client feedback received via our Customer Care Questionnaire given to all our buyers and sellers when they buy or sell through the Company.  With an ever-evolving industry with customer expectations changing constantly, we try and ensure at all times that we provide the customer with what they need.  We tailor our marketing package to individual clients to ensure that they receive exactly the service they are looking for to help them with their move.

1. Open 7 days a week
We like to ensure that any prospective buyer has the opportunity available to them to book appointments 7 days a week through our offices.  We realise that people lead busy lives and we try to, therefore, accommodate them by retaining the 7 days a week service that some of our competitors have abandoned.

2. No long contracts
Unlike many other Estate Agents we do not tie you to a long contract, preferring to give you the freedom and also illustrate our confidence in our ability to sell your home.  We only ask for 28 days notice to terminate your Sole Agency with us, but hopefully you will be happy with the level of service received and not ever feel the need to leave us.

3. Pre-sale checks
Before placing a sale in solicitors’ hands we will financially verify the position of any prospective buyer through our Independent Financial Advisor, checking that they have a AIP (Agreement in Principle) from a lender.  We also check with any purchaser who claims to be a cash buyer that they are indeed what they say they are by either obtaining confirmation from their legal advisors, or by them providing evidence of cash funds.  This ensures that no unwarranted time is wasted with an aborted sale.

4. Sales progression service

Having already pre-sale checked your purchasers’ ability to proceed by checking their financial situation and the chain behind, we then carefully monitor the sale’s progress through to exchange and completion.  You will deal with one of the team and have access to a direct dial telephone number and email so that you can keep in touch with them throughout the process, whilst we liaise with the solicitors and any other estate agents that might be involved in the chain to highlight any issues that there may be, and by promptly dealing with them to ensure a smooth a progression as is possible.  Upon completion Wilson Thomas will organise the key hand over and ensure that all funds have been transferred before releasing keys.

At Wilson Thomas we embrace Facebook and have many followers who return to our account time and again.  We love to engage with our customers  past and present by providing what we hope will be useful guides and tips  along the way about ,for example,  buying and selling your home.

Professional Photography

Where appropriate we are happy to engage our photographer, who will come and take a set of high quality photographs of your home to ensure that it is presented in its best possible light, not only on the details, but also on the websites.

Upgraded Listings on Rightmove
These are called Premium Listings which have been proved to increase hit rates by over 20%, where there are additional photographs on the main listing with a shaded background to make your property stand out from the standard listings.
 

Glossy Brochures
Again, where appropriate we can provide A3 folded to A4 colour brochures of your home, which will include full details, Professional photographs, a floor plan and EPC.

Open Houses

An increasingly popular marketing method that we employ whereby we book a timeslot for say, 2 hours, where we multiple book viewings together, which helps to minimise disruption for yourself when selling, and also creates an “Auction” feel with people seeing the strong level of interest on your home and, hopefully, encouraging multiple offers.

With our new bespoke website, as well as our strong presence on the property portals of rightmove.co.uk and onthemarket.com, we ensure that your property receives the maximum exposure required to ensure you achieve the best possible price for your home in the shortest possible time.
